So far we’ve talked about the simple things you can do that can add appeal and value to your piece of Sunshine Coast real estate. At the very least, they’ll help towards a quicker sale.

Quick recap: 1) Make a list of chores to be done and then attack them one at a time, 2) Show the list to your agent, and see if they have any suggestions, 3) Declutter your home, so rooms look larger, 4) Steam clean your carpets if you have pets, 5) Remove family photos where possible.  

You’d be surprised how much bench space you have in a kitchen if the appliances are put away. Bench space is the number one ‘look for’ when it comes to kitchens. 

On a more serious note, make sure you advise your agent if any ‘electricals’ on the property don’t work, and whether or not you intend to fix them. Ceiling fans, air conditioners, electric garage doors, range hoods, fan extractors in bathrooms etc. 

There’s a very simple reason your agent should be notified, and it’s something that not a lot of sellers know or appreciate: When you sign a contract, you are agreeing that all ‘appliances’ like the ones we’ve just listed, are working, UNLESS YOU STATE OTHERWISE. If you don’t correctly state which electrics are not working, you will be liable under the vendor warranties agreement to repair or replace them before settlement.

So be up front, and if the buyer signs the contract with broken items listed, then the repair or replacement is on them, not you. 

Our advice? if you can fix or replace broken items before listing, do it. There’s a certain psychology at play when potential buyers view a home with things not working. They begin to think that there is a lack of care, and that there are probably other problems, below the surface, ready to be fixed that might be expensive.
